<h3>High Quality of Life</h3>
<p>This reputation holds up to scrutiny by almost any measurement you choose.  Minnesota was ranked by Morgan Quitno&#8217;s <span id="more-144"></span>2007 report as the second most livable state in the union.  Who ranked last?  Mississippi, of course! Are we going to tell you who ranked first?  No way!  Why?  Because we want you to buy a home in Minnesota.  Besides, we are healthier,  safer, economically stronger, and more socially involved than folks from just about any other part of the country.  Here&#8217;s why we think so:</p>
<ul>
<li>Minnesota has one of the lowest poverty rates in the country.  Minnesota&#8217;s median is higher than the United States median in 2003.  Median income household income was reported at $62,530 in 2005.  The regional economic powerhouse called the Twin Cities plays its part in all of this.  According to last year&#8217;s report from the Minneapolis Area Association of REALTORS states that &#8220;robust population growth, regional economic health, and quality housing stock paints a picture of the Twin Cities remaining to be a great place to buy and sell residential real estate.&#8221;</li>
<li>In 2004, Minnesota&#8217;s violent crime rate was only 27 per 10,000, compared to the nationwide average of  47, per 10,000.  Perhaps that is because our neighborhoods have a close sense of community.  A report by Volunteering in America: 2007 Trends and Rankings placed the Twin Cities at the highest level of volunteering activity.  Purchase almost any <em>home in Minnesota</em>, and you will be buying into a neighborhood where people will know who you are.  They will also be there if you need them – even in a big city like Minneapolis!  The phenomenal community response to the 35W bridge tragedy proves this point well.</li>
<li>The average ACT score for Minnesota leads the nation at 22.3 out of 36 possible.  Minnesota has the highest number of citizens who have a high school diploma.  The state supports 32 colleges in the MNSCU system.  The quality of education here is one of the most popular reasons for making your home in Minnesota.</li>
</ul>
<p>Did we forget to mention all of those lakes?  Even if you don&#8217;t buy a Minnesota lake home, you will probably be just a stone&#8217;s throw from a body of water.  We have over 11,000 of them that are at least 10 acres or more.  Owning Minnesota lakeshore real estate means that you won&#8217;t even have to leave the state for your vacation times.  You won&#8217;t want to, either.</p>
<h3>Examining the Minnesota Real Estate Market</h3>
<p>According to a 2007 2nd quarter report, the Minnesota Association of REALTORS says that &#8220;Strong economic conditions, historically low interest rates and affordable prices help keep housing values strong in Minnesota.&#8221;</p>
<p>But what about all of those homes on the market?  Right now, the Northstar Regional Minnesota MLS alone shows over 42,000 single family homes for sale, including single family homes, townhomes, condos, lakeshore, and executive homes.  That seems like a lot.  And what are we to make of the negative, sensationalized reports that hear about from the national media?  Is the sky really falling? Let&#8217;s break the report&#8217;s facts down so we can really see the big picture:</p>
<ul>
<li>Affordability remains a prominent factor in the Minnesota real estate market.  According to the latest HUD estimates based on family income, the average family makes an income that is 36.4% larger than what is required to afford mortgage payments on a typical Minnesota house.  That&#8217;s cold comfort to those who are having mortgage trouble right now, but it certainly is a positive note for the housing market overall.</li>
<li>The economy is showing a healthy rate of 3.2% growth. (based on annualized growth in GDP annualized from 3.2% from the second quarter of 2007 through the rest of the year.)</li>
<li>The sale price to listing price ratio stands at 98.4%.  This is not much less than it was during the hot markets of 2002-2005.</li>
<li>Average sale prices actually dropped only 0.8% from Q2 2006 to Q2 2007.  (Keep in mind that home prices grew five times faster than inflation in the period between the start of 1998 through the end of 2003.  The slight drop of 0.8% in home prices is not a hard fall-back.)  Sales volume only decreased 3.25% during this time.</li>
<li>The state&#8217;s unemployment rate of 3.8% is relatively steady, indicating a stable economy.</li>
</ul>
<p>The market has certainly moved toward a buyer&#8217;s market, but if you take a look at the hard numbers, you have a more realistic picture of the Minnesota real estate market.  No one has a crystal ball, but the future does not look so bad either.  REO homes are starting to move, and there are a lot of potential buyers out there who are sitting on the fence, waiting for something to happen.  They will jump off as inventory starts to deplete.</p>
<p>Since 1950, home prices in the Twin Cities gained an average of 5% per year.  In our state, you are still better off holding title to a house than a stock certificate.  Real estate will always be the best investment you can make.  Real estate still remains one of the most promising and exciting career choices ever.</p>

			<content:encoded><![CDATA[<p>John Kelly just had to go into real estate. It&#8217;s in his blood.  He had no choice!</p>
<p>His mother served the Saint Cloud Minnesota area for over 30 years.  In fact, his first involvement with Minnesota real estate came when he was hardly &#8220;dry behind the ears!&#8221; <span id="more-112"></span> At the tender age of twelve, John was already helping his mom out by cleaning, painting, and mowing the yards of her real estate listings.  John was an astute boy and a quick-study; he realized that homes sold faster if they were clean and freshly painted!  Too bad <em>all</em> of Mom&#8217;s sellers couldn&#8217;t figure that out! Today, we sometimes hear sellers cop-out by saying things like &#8220;The buyers might not like the colors we pick.  They are just going to want to do their own painting, anyway.&#8221;  When John hears things like that, he has all he can do to keep from rolling his eyes around in his head.</p>
<p>So, just why did John Kelly become a <a href="http://www.johnkellyonline.com">Saint Paul real estate agent</a>?  This question is debated hotly in our office.  Was it &#8220;nature or nurture?&#8221;  The &#8220;nurture&#8221; adherents think that his exposure to listening to his mom talking real estate on the phone during his formative years was a big factor.  Also, environmental influences, (i.e. fixing up listings) were important.  The &#8220;nature&#8221; proponents don&#8217;t buy into this argument; they note that John discovered a relationship between property condition and market time before he was an adult.  This sort of ability could only be attributed to a congenital predisposition.</p>
<p>One thing is clear; John shows a natural talent for working with people and making real estate transactions happen!  However, a self-starter like John could not go to work for just any real estate broker.  John Kelly came on board with Independent Brokers Realty because it afforded him the freedom to make his own decisions and formulate his own plans.  IBR Realty encourages agents to do what is best for the client instead of the company.  This squared well with the service philosophy that his mom passed on to him.  When John Kelly joined IBR, he felt like he was just &#8220;putting on an old shoe.&#8221;  The company gives him the flexibility to do whatever he has to do to get the job done.</p>
<p>John graduated from Saint Cloud Apollo High School in 1979, and from Saint Olaf College in 1983.  After spending a few years living in the Cherokee Park neighborhood of Saint Paul, he moved to Rosemount he resides with his wife and three children.  Before marrying Linda, the couple underwent genetic counseling to determine if their children would be good real estate agents.</p>

			<content:encoded><![CDATA[<p>A lot of bloggers work the social aspect of the blogosphere.  This applies to real estate agents as well.  Much of their time is spent writing blogs on personal issues and their own pet peeves.  Sometimes they even turn into tirades and gripes about fellow agents, or even clients! <span id="more-110"></span>(We have to just wonder how prospective real estate clients feel about this when they run into these sorts of posts.)  The general thinking among these bloggers is that post topics should be directed toward other bloggers who read them.  Then they comment on each other&#8217;s blogs and pat each other on the back.  They call this a &#8220;conversation&#8221; and think that this insular dialogue will somehow bring more traffic and more leads.  Well , it probably does bring more traffic.  But what kind of traffic?  Other whiny real estate agents in other parts of the country? What good is that? High traffic does not necessarily mean business.  However, if the visitors are enamored with a particular post, they might give a backlink to it.  Whoopdee doo!  This could give some search engine boost to the blogger who receives the backlink, but it is hard to measure.  In the meantime, potential real estate buyers gain nothing of value, and probably did not even see the site anyway. (In some cases, this might be a good thing!) Virtual blogging communities containing virtual friends will pop-up, and they even give each other &#8220;virtual hugs&#8221; and &#8220;virtual beers!&#8221;  They might even &#8220;twitter!&#8221;  Yikes!</p>
<p>Much of this blog-commenting behavior is aimed at creating backlinks that will supposedly boost search engine rankings.  Although this is conventional wisdom and practice, most blog comment links are &#8220;nofollow,&#8221; meaning that Google does not even detect them.</p>
<p><img class="frame left" src="http://ibronline.com/wp-content/uploads/2008/06/self-photo-002.jpg" alt="inver grove heights realtor sherri anderson" />This is where Sherri Anderson enters the picture.  Sherri doesn&#8217;t give a hoot about backlinks, or the blogging community.  She doesn&#8217;t know much about computers beyond using them to serve clients. After all, she is a professional <em>REALTOR</em>, not a programmer! This Inver Grove Heights real estate agent probably wouldn&#8217;t know a ping or a trackback if it knocked on her door!  Sherri is not interested in becoming a geek or an internet social butterfly.  Sherri Anderson is interested in using her blog to promote her listings!</p>
<p>Surprisingly, it does not take much technical expertise to do this, so Sherri can better spend her time focusing on clients and the dynamics of the real estate market.  Does she want to spend a lot of time figuring out computer stuff? No.  Does she sell real estate?  You bet!  Reliable, red-carpet customer service trumps computer tinkering any day. It is this service ethic that has brought this no-nonsense IBR agent her success.</p>
<p>Most of the blog snobs don&#8217;t approve of this practice; they think that posting real estate listings on blogs is tacky, blatant self-promotion, and is not something that other bloggers would want to read.  So what?  Real estate listings are relevant, geographically focused, on-topic subjects.  Search engines love blogs, and Google especially loves Wordpress blogs.  A post can index very quickly, and frequently a listing will rank on the first page of search engine results within hours of posting!  Sherri believes ALL of her marketing tools should be used to promote her seller&#8217;s properties, and if they don&#8217;t do that, what good are they? Besides, most buyers find their properties and real estate agents on the internet?  Why would you not want to put your listings out there on the net?</p>
<p>Of course, Sherri will be including other things on her blog, but they will be directly related to real estate.  The posts will be used to provide updated information on Inver Grove Heights real estate, and real estate in general.  If the blog stimulates questions and conversation from people who are actually interested in real estate, that would be even better.  In fact, she won&#8217;t even get upset if you visit her blog and just want to chat a little bit or drift a little bit off-topic!</p>
<p>Sherri&#8217;s site is only a few hours old at the time of this post.  However, she has already posted three of her listings, and there are a few more listings on the way. 			<content:encoded><![CDATA[<p>No one has a crystal ball.  No one can predict the future.  Yet, everyone has an opinion about it.  After all, that&#8217;s what makes horse races. <span id="more-108"></span></p>
<p>Real estate trends are no exception.  But Nate Berg has a market perspective that has been honed by a wide range of professional experiences, including residential sales and mortgage origination.  You might want to take Nate&#8217;s prognostications seriously.  The smart money is on Nate Berg.</p>
<p><img class="frame left" src="http://ibronline.com/wp-content/uploads/2008/06/nate-photo.jpg" alt="brooklyn park mn real estate agent" />While the media continues to broadcast funeral dirges for the housing market and the real estate industry in general, Nate hears a different tune.  Nate sees an end to the rough patch of foreclosures and short sales.  The newspapers offer a dark picture for the future; Nate sees a light at the end of the tunnel.  Am I over-using metaphors while discussing this Brooklyn Park MN real estate agent?  Perhaps.  Unfortunately, I cannot resist the temptation to use just one more:  Nate has formulated his opinions while working &#8220;in the trenches&#8217; with buyers, sellers, and borrowers. He has worked with plenty of short-sales and clients facing foreclosure.  He knows what he is talking about.</p>
<p>Nate believes the market dip has hit rock-bottom.  Why?  Nate has been doing dozens of Broker Price Opinions (BPO&#8217;s) and assisting sellers in pre-foreclosure and short-sale situations. Recently, he noted that the number of Broker Price Opinion orders he receives every week has been dropping. The build-up of short-sale and foreclosure inventory is slowing down.  More importantly, he has noted that the price values rendered by the BPO&#8217;s have not continued to fall.  Prices have stabilized.  Also, Fannie Mae and Freddie Mac have dropped the &#8220;declining markets&#8221; clause.  As a mortgage professional, Nate believes that this will have a significant an positive impact on real estate market activity and prices.</p>
<p>Nate has foreseen other industry trends in the past.  Several years ago, well before we were talking about things like &#8220;carbon footprint&#8221; or astronomical energy costs, Nate was busy selling plenty of ICF homes in the Minneapolis area.  ICF, or Insulated Concrete Forms homes offer an extremely energy-efficient option for new home construction while adding only 5% to building costs.  They also are more fire resistant, and are not conducive to mold growth.  Today, ICF is the buzzword for the &#8220;green&#8221; home building industry, and ICF homes arfe even becoming quite popular with Minnesota luxury home buyers.  Nate invested in an ICF home for himself.</p>
<p>In addition to experience with new home construction and home financing, Nate has years of experience with land development and residential sales in Brooklyn Park, Maple Grove, Champlin, and surrounding metro communities. <p>The eastern metro area presented a special challenge for IBR. The result was a loss of continuity in service when buyers sought help from two different REALTORS; buyers would be working with a Wisconsin-licensed REALTOR and a Realtor licensed to practice in Minnesota.<span id="more-101"></span> This fragmented service meant that both REALTORS would essentially be competing for the same client by promoting his/her state&#8217;s housing market as the better one.</p>
<p>The buyers needed a single agent who could help them gain perspective by showing them properties in both Minnesota and Wisconsin market. Also, differences between Wisconsin and Minnesota real estate laws, forms, and practices could become confusing without someone who could help them keep it all straight. Moreover, a REALTOR licensed to practice in both states could help them examine both real estate markets in a way that would allow them to compare &#8220;apples to apples.&#8221; The perspective of such a REALTOR would insure that their best interests were served.  The REALTOR would have no incentive to favor one area over another.  Clients would then get the help they needed to find the most suitable home in the area that would be best for them.</p>
<p>In addition, there were buyers who would be buying a home in one state and selling in the other.Those clients would end up working with two agents instead of one.  Why not have an experienced agent who could help them in both states?  The obvious benefits would be more consistent service and fewer communication problems.</p>
<p>Enter Paul C. Carlson, of Woodbury MN. After earning his Minnesota license, he decided to pick up a Wisconsin license as well.
